Can termites eat away your negotiating power?
This Seller is regretting that he didn't have a seller's inspection.
A Buyer brought in the home inspector and major damage to the main and secondary girders were found.
This is low access area to work in and the nice heart pine tongue and groove floors may be lost if repairs
require access through the above floor. The Buyer still wants the house but at a reduced price
of several thousands of dollars to perform repairs. The seller is faced with negotiating on inflated
rough estimates.
If a Seller's Inspection was performed 4 months ago when this property was first listed,
the seller could have shopped around for a reliable and competitive contractor. And his price would be more
valid.
In the picture you'll see some repairs were made in some areas, but not all. Apparently, the previous
repairman said the other areas were not that bad. Look at my stab tool sunken in the wood and tell me it's not
that bad. When a Seller has a contract on a home and at the last minute gets a bomb dropped on him, it hurts.
A lot more than the cost of a Seller's Inspection.
