Darrell and his wife were very prompt and extremely thorough when inspecting a home prior to purchase. They took enough time to be very thorough, as well as explaining every concern that they found. Darrell explained items that were maintenance issues as opposed to repair issues, and which ones needed immediate attention or were safety concerns.
This is the second time I had them inspect a property for me, and he helped me avoid a very expensive mistake on the first property. I would definitely use him again and heartily recommend him to anyone that needs a home inspection, not only for pre-purchase for a buyer, but as a seller he could be useful to identify areas of concern prior to listing a property so the sale could go smoothly.

we hired A&D to inspect a brand new home we purchased from a builder. Darrell and Andrea reached home 15 mins before scheduled time and started inspecting home before we reached there. They were very thorough in inspecting all areas in home and pointed few critical things that requires repairs for safety. During walk through Darrel showed and explained all areas inspected and areas that need repairs along with some recommendations. Both were very professional and answered all our questions patiently. Darrell is knowledgeable, personable and incredibly thorough when conducting an inspection. He takes his time and has the ability to communicate both professionally and at a level all parties can comprehend. As a Realtor, it is extremely important that both my Buyer's and Sellers feel they are being protected and served yet also not being unnecessarily alarmed about certain things. Darrell is very clear about discussing what is a true "defect" or issue and what is maintenance or normal wear and tear. The inspection process is a pivotal part of the home buying experience and can often "make or break" a transaction... it matters greatly whom you trust for inspections. I'd recommend Darrell to my clients and even my own mother. And that's saying something!

Thanks for the report. I saw one thing that was missing from the report. You said something about the A/C tubing coming from the unit to the wall of the house was in need of being covered or re-insulated, other than that it looks good.
In one part of the report you suggested that a structural engineer should evaluate the column on the back porch. Should I be concerned about the structure, do I need to hire a structural engineer or is this something for the builder to worry about?
I really appreciate your help and waiting to hear from you on what our next step should be.
