Why Do I Need A Four Point Inspection?

Insurance companies have become increasingly reluctant to issue Homeowner Insurance Policies on older homes (usually 25 years or older). The common concern is that there may be conditions in an older home that could become a liability for them. For instance, a home with a roof nearing the end of its service life may fail while under the policy, and the homeowner may seek reimbursement from their insurance company for damages to the home and/or its contents. Similar concerns extend to the condition of the HVAC, electrical, and plumbing systems.

In older homes, insurance companies want to know if these systems (A/C, plumbing, electrical, and roof) were updated, replaced, or were improperly installed.

Newer homes are assumed (by the insurance companies) to not have these problems as frequently as older homes.

What Does A Four Point Inspection Include?

  • HVAC (Heating, Ventilation and Air Conditioning)
  • Electrical wiring and panels
  • Plumbing connections and fixtures
  • Roof

Is There A Standard Form To Fill Out?

No, there is no industry wide standard form for a Four Point Inspection. Some insurance companies provide their own forms; however, most insurance companies will accept forms from companies that perform home inspections provided that they are filled out by qualified individuals. EZ Building inspectors use a form that meets the requirements of most insurance companies in Florida.

Can I Fill Out The Form Myself?

No! Insurance companies want these forms filled out only by qualified individuals such as a Home Inspector, licensed Professional Engineer, Electrician, General or Roofing Contractor.

I Am Buying A Home. Can I Use A Four Point Inspection To Substitute For A Full Home Inspection?

No! Four point inspections are done for the insurance company to satisfy their needs only (and they make you pay for it too!). A home inspection has YOUR best interest in mind. With over 300 inspection points, a full home inspection is the only way to protect yourself from costly repairs and/or hidden problems.

Before you order a home inspection you should find out from your insurance company if they will require a Four Point Inspection Report. If the insurance company needs it, EZ building inspectors can provide you the 4-point inspection form at a reduced rate only at the time of ordering the home inspection.

I Have A Home Inspection Report. Can My Insurance Company Use It Instead Of The Four Point Inspection Report?

No, the insurance companies want only specific information about the HVAC, plumbing, electrical system, and roof.

What Happens If I Do Not Comply With The Insurance Company Request?

The insurance company will not issue the policy, drop any existing coverage, and acquiring insurance from another company will be problematic for you.
