What Can The Thermal Image (Infrared) Camera Detect?

An infrared inspection can identify and document the following issues:

Electrical faults before they cause a fire.
  Overloaded and undersized circuits.

Roof leaks.

Missing, damaged, and/or wet insulation.

Heat loss and air infiltration in walls, ceilings, floors, windows and doors.

Water and moisture intrusion that could lead to mold.

Possible pest infestation.

Hidden leaks before they cause serious damage.

Air conditioner ductwork leaks.

Structural defects.

Exterior leaks.

Energy loss and efficiency.

What Is A Thermal Imaging (Infrared) Inspection?

Thermal imaging inspections (infrared) are quickly becoming the standard add-on for home inspections. These inspections utilize the same technology found in military, aerospace, and medical applications. Infrared thermal inspections can help home owners, real estate professionals, home buyers and commercial property investors uncover or diagnose issues with a building or building materials. Thermal imaging uses infrared as an advanced non-destructive technology that conventional inspection methods will not reveal, such as insufficient or poor insulation, water leaks, mold, pests, electrical hazards, and help prevent such problems from escalating into costly repairs. In addition, thermal imaging inspections can reduce the carbon footprint of your building, helping not only the environment, but reducing your energy costs while increasing safety, productivity, and energy efficiency. Go green and save money with infrared thermography!

How Does Thermal Imaging (Infrared) Work?

Every material has a certain temperature and emits waves of energy called infrared radiation. Hot objects emit more waves than cold objects, and these infrared waves are not visible to the naked eye.

Thermal imaging captures these infrared energy waves and translates them into pictures the human eye can see. Thermal imaging can detect a very small or potentially dramatic change in temperature when moisture, heat, cold, or wood destroying insects are introduced into a building material.

Thermal image scanning technology is a non-invasive testing tool that can quickly help discern problematic areas and eliminate further destructive dismantling and testing.

What Thermal Imaging (Infrared) Scanning Is NOT?

X-RAY VISION – The infrared thermal imaging camera is NOT an X-ray vision scope. It does not provide the user the ability to clearly see inside walls. Instead, it identifies thermal (temperature) differences.
MOISTURE METER – The infrared thermal imaging camera is NOT a moisture meter. It simply identifies thermal anomalies. This device greatly aids in identifying areas that need further investigation.
RISK ELIMINATOR – The infrared thermal imaging camera does NOT completely remove the risks of concealed damage.

Who Should I Hire To Do Thermal Imaging (Infrared) Inspections?

At EZ Building Inspectors we have the professional credentials needed to perform your thermal imaging (infrared) inspection thoroughly, accurately, and at a reasonable price.

How Much Does A Thermal Imaging (Infrared) Inspection Cost?

Generally, inspections start at $250.00 per inspection. A reduced rate of $125.00 will be charged only at the time of ordering a full home inspection.
