- All inspections are performed by Len Gluckstal.
- Len has a degree in Structural Engineering, is a Licensed Florida General Contractor of the highest level (some licensed GC’s can only build homes – I can build the Empire State Building or anything else), and is licensed as a Home Inspector, and Mold Assessor.
- Len is President of the local chapter of ASHI (the American Society of Home Inspectors).
- All home inspection reports come with a 90 Day Limited Structural and Mechanical Warranty, and a RecallChek, where we send you a list of any appliance, AC, or water heater that has a manufacturer’s recall. 70% of our inspections have had at least one appliance on recall.
- Reports exceed ASHI, NAHI, and all other national home inspection guidelines, which state the inspector is to take a sampling of items in the house. Golden Rule Home Inspections checks virtually everything that is accessible. All accessible electrical outlets, windows, doors, walls, appliances, plumbing fixtures, we get up into the attic to check the trusses and insulation as well as look at the underside of the roof sheathing for hints of roof leaks.
- We do not inspect low voltage wiring, or septic systems. Septic inspections are an available for an additional fee.
- Our reports are the easiest on the market to read. They are a simple check list noting “Defects” which are items we feel should be fixed by the seller, and “Comments” which are items that are more cosmetic in nature, but we want to alert you to them. When we find a Defect or Comment item we write a narrative about it and will usually take a digital picture if it helps explain the item or locate the item. Then all Defects and Comments are repeated in two summaries at the end of the report. That way it is easy to go back to the seller and tell them to fix all items in the Defects category.
- Attorneys use us exclusively due to our knowledge, thoroughness, and professional. The list of Attorneys is constantly expanding.
- Countless Real Estate Agents have told us that our reports are the most professional they have ever seen.
- We are associated with a pest control company and as an employee of the pest control company we perform in house WDO (Wood Destroying Organism or Termite) Inspections. This saves having to make multiple appointments for inspections.
- With homes built prior to 2002, insurance companies are asking for Wind Mitigation Inspection Forms to be filled out. These must be done by a Licensed Florida General Contractor, Registered Architect, or Professional Engineer. Some home inspectors are doing these and they are not being accepted by the insurance companies. Being a Licensed Florida General Contractor my inspections are accepted. I charge $150 for this inspection while I am at the inspection or $200 if I have to come back.
- Homes built between 2004 and 2008 may have Chinese Drywall. If a home has Chinese Drywall, all of the drywall must be removed from the home, the home aired out, and then new drywall installed. Banks are just starting to request a Chinese Drywall inspection. To inspect for Chinese Drywall I charge $200 (for up to a 1,700 sf home) while I am on the site or $250 if I have to go to the home just to inspect as a stand alone inspection.

Gauge Attributes
Customers can Gauge service providers on the following 10 attributes. Not all attributes will apply to all service providers.
- Punctuality and Timely Completion: No one likes to wait or have large windows of time where service providers "might" get to them. No one likes the job to drag out because of the service provider's other projects or if it becomes apparent that the SP did not plan well.
- Workmanship: No one likes shoddy work, shortcuts, or tradesmen who take advantage of the customer's lack of awareness of what is good quality work.
- Responsibility: Many home owners do not wear shoes in their home and service providers should wear covers over their shoes when necessary. SP's should not travel into rooms that are not in the work scope. They should not use the toilet without asking. If the SP soils or breaks something, they should try to replace it.
- Professionalism: A Professional does not try to add unnecessary work to the contract. Nor do they try to make themselves look good by demeaning their competition or by discussing religion or politics. Professionals stand behind their price and make the experience pleasant with the customer.
- Cleans Up Daily: Customers like to know that each day when service providers leave the room, it is in a broom swept condition, meaning nothing laying around loose, dangerous, all cords are rolled up, and trash or debris is contained or removed. SP's should clean up at the end of the job.
- Friendly: No one wants to hear service providers' personal problems. The service provider should be pleasant to be around.
- Responsive to a Customer's Call: Call backs should be made in the same day and the service provider should do what was promised.
- Well Organized: Generally speaking, from start to finish, the process went well, any concerns were addressed or corrected, and the repair or project ended well with everyone satisfied.
- Hygiene: The service provider should look clean, smell clean, and wear shoe covers indoors when needed.
- Recommended: Would you recommend this individual or company?
