Choosing A Home Inspector

There are many things to consider when selecting a home inspection company. Here are a few we think are very important:

  • Inspectors Credentials: Home inspectors are not licensed or regulated in the State of Michigan. This means that anyone can call themself a home inspector. Because of this, credentials are one of the main tools for you to know your inspector is qualified.

  • What Is Inspected: During a general home inspection, we inspect over 400 items in categories including: exterior home components, electrical systems, roof, foundation, plumbing, heating and cooling systems and more. We open electrical panels, mount roofs, and enter all accessible attics and crawlspaces when it can be done safely.
     
  • How It Is Reported: Our report is a full narrative report including description of the issues, photos, a course of action, explanation of  unfamiliar terms, and suggestions of how to prevent future issues from arising. Many home inspectors produce a simple hand written or computer generated check list. Make sure you see a sample of the type of report you are going to receive before selecting your home inspector. After all, it is the report you are paying for.

  • Inspection Day: We typically arrive early and inspect the exterior of the home prior to your arrival. Upon your arrival we will review the exterior of the home and then proceed to the interior where we encourage you to come along as we inspect the property. During the inspection we will explain any deficiencies and features you may not be familiar with. Our inspections are typically 2.5 to 3 hours for an average size home with typical deficiencies.
