Russ is a true professional. Communication was excellent and he was right on time for the inspections and water test. He also generated an inspection report very quickly. Russ came to us highly recommended by both our realtor and our friends in the area. He was clear and concise about his availability, costs, and timeline. He coordinated with the seller's realtor so he could place the Radon test in the house prior to his physical inspection, was early/on-time for our appointment, and was extremely thorough but very efficient during the inspection. At the end of the inspection he gave a thorough verbal debrief and was prepared to show some pictures when we had more detailed questions. Our inspection results were relatively clean, but we had no expectation that we would receive the full detailed report by that evening (on a Friday no less). In my job I am involved in the oversight of over 300K sq. ft. of office and special use buildings including the current reconstruction of a 130K sq. ft. nursing home. That experience is the basis for me to say without hesitation that Russ did an excellent job identifying concerns and issues for the home we are considering purchasing. I have worked with a number of inspectors/commissioning agents/engineers over the years but almost none were as efficient (and personable) as Russ. If you're looking for a through and quality home inspection report you will not do any better than engaging the services of Russ Rosinski.

I don't know if it was Russ R. or the seller's agent, but the arrival time for the inspection was changed, and no one let us, the buyer who is paying for the home inspection, know of the change in time - so we were shut out of the home inspection. We did not like that.
And the inspector did not have change for our cash payment, so we lost $9.50 in the exchange - no we will not go broke because of this.
Otherwise, we give Russ a #10 on the inspection report - it is much more than we expected - and will help us to repair the needed repairs when we get some extra money. Thank you again, Russ.
