5.0 (1) White efflorescence (powder substance) on block wall indicates moisture is in contact with the masonry. This does not necessarily indicate that intrusion will occur. I recommend checking the gutters and the downspout drain lines for proper operation. Also, a water proofing paint could be applied to the interior side of the block if necessary. Efflorescence is found on many homes without water intrusion occurring inside the home. But, it should alert you to the possibility that future steps may be needed.

(2) Visible signs of water intrusion in the crawlspace (left side of home facing front) are present along the block wall. Water intrusion can lead to more costly repairs and increase damage if not corrected. I am unable to determine the extent of intrusion or how often it occurs. I recommend further investigation or correction by a qualified licensed contractor or water infiltration specialist.

Washing machine drain line for example cannot be checked for leaks or the ability to handle the volume during drain cycle. Older homes with galvanized supply lines or cast iron drain lines can be obstructed and barely working during an inspection but then fails under heavy use. If the water is turned off or not used for periods of time (like a vacant home waiting for closing) rust or deposits within the pipes can further clog the piping system. 7.4 (1) At least two outlets are incorrect "Open Hot" in the butlers pantry off the dining room. Further inspection is needed by a qualified licensed electrical contractor

This is a safety issue that needs to be corrected. A qualified licensed electrical contractor should perform repairs that involve wiring.



(2) At least one outlet to the left of the stove is incorrect "Open Neutral" in the kitchen. This is a safety issue that needs to be corrected. A qualified licensed electrical contractor should perform repairs that involve wiring.

3.4   VEGETATION, GRADING, DRAINAGE, DRIVEWAYS, PATIO FLOOR, WALKWAYS AND RETAINING WALLS (With respect to their effect on the condition of the building)  
Gutter at the rear right back conner of the house needs the splash block under it to direct the water away from the house

(1) There are 2 vents exiting the house on the right side that need to be covered with screens so that wild life can not come in

(2) The crawlspace vent at the back left end of the house is not secure to the brick.

5.  Structural Components
5.0   FOUNDATIONS, BASEMENTS AND CRAWLSPACES (Report signs of abnormal or harmful water penetration into the building or signs of abnormal or harmful condensation on building components.)  
(1) White efflorescence (powder substance) on block wall indicates moisture is in contact with the masonry. This does not necessarily indicate that intrusion will occur. I recommend checking the gutters and the downspout drain lines for proper operation. Also, a water proofing paint could be applied to the interior side of the block if necessary. Efflorescence is found on many homes without water intrusion occurring inside the home. But, it should alert you to the possibility that future steps may be needed.
(2) Visible signs of water intrusion in the crawlspace (left side of home facing front) are present along the block wall. Water intrusion can lead to more costly repairs and increase damage if not corrected. I am unable to determine the extent of intrusion or how often it occurs. I recommend further investigation or correction by a qualified licensed contractor or water infiltration specialist.

6.  Plumbing System
6.0   PLUMBING DRAIN, WASTE AND VENT SYSTEMS  
The plumbing waste line (under sink) leaks at the Master Bath sink (left sink). Repairs are needed. A qualified licensed plumber should repair or correct as needed.

6.1   PLUMBING WATER SUPPLY AND DISTRIBUTION SYSTEMS AND FIXTURES  
(1) The sink supply valve is leaking at the half bath. Repairs are needed. A qualified licensed plumber should repair or correct as needed.

(2) The hose bib needs to be sealed around at the crawlspace entry. Repairs are needed. A qualified licensed plumber should repair or correct as needed.

(3) The hot and cold supply lines coming into the cabinets in the two guest bathrooms are not secure to the cabinet and could leak if pulled on hard.

7.  Electrical System
7.4   POLARITY AND GROUNDING OF RECEPTACLES WITHIN 6 FEET OF INTERIOR PLUMBING FIXTURES, AND ALL RECEPTACLES IN GARAGE, CARPORT, EXTERIOR WALLS OF INSPECTED STRUCTURE  
(1) At least two outlets are incorrect "Open Hot" in the butlers pantry off the dining room. Further inspection is needed by a qualified licensed electrical contractor

This is a safety issue that needs to be corrected. A qualified licensed electrical contractor should perform repairs that involve wiring.

(2) At least one outlet to the left of the stove is incorrect "Open Neutral" in the kitchen. This is a safety issue that needs to be corrected. A qualified licensed electrical contractor should perform repairs that involve wiring.
(3) one incorrect outlet "reverse polarity" in the living room to the right of the fireplace. This is a safety issue that needs to be corrected. A qualified licensed electrical contractor should perform repairs that involve wiring.

8.  Heating / Central Air Conditioning

The Gas logs pilot light was off have builder light prior to closing
