A. It appears that the foundation footer that holds perimeter brick wall is not supporting the load and the brick has separated from the top wall.  This is in the area of the wall at rear of home to the left and right of the home.

F. Basement floor in theater room the back left corner was damp. There did not appear to be any plumbing in the area. Inspection from the outside reveled a possible water shut off valve, but was not able to determine cause of dampness at time of inspection.
Some stress cracks in ceiling in garage repair as needed.

Multiple shutters the louvers have come apart or the shutters no longer hang as they should on interior of the home.
The right shutter in the kitchen behind the sink will not open as it hits the faucet.

I. Was unable to test gas fireplaces as the gas was turned off and the propane tank was empty.
Whole fuel fireplace the clean out was full and should be emptied, also recommend a cleaning by a certified chimney sweep.

Rear second level porch has separation settling and cracks that exceed 3/8 of an inch.  Was not able to fully inspect cracks and length of cracks to the fact that there is tile over the porch.  It appears that the tile was installed directly over the concrete without backer board.  In one area an attempt was made to patch the crack.

The home inspector shall report any observed aluminum branch circuit wiring. Faucet rear of home the stem leaks when under pressure.
Shower upstairs the tile at base is cracked and there is missing grout in the corners. This should be repaired as needed.

C. Was unable to test functionality of water heaters as they were turned off. There are two 50 gallon water heaters. Neither have drain pans under them.
Both water heaters are leaking where PVC connects to top of tank should be repaired.

Washing machine drain line for example cannot be checked for leaks or the ability to handle the volume during drain cycle. Older homes with galvanized supply lines or cast iron drain lines can be obstructed and barely working during an inspection but then fails under heavy use. If the water is turned off or not used for periods of time (like a vacant home waiting for closing) rust or deposits within the pipes can further clog the piping system. Please be aware that the inspector has your best interest in mind. Any repair items mentioned in this report should be considered before purchase.
