Our Inspections
We conduct a thorough inspection of your future property, and we customize it to meet your unique expectations. We analyze the house as a composition of SYSTEMS: House Structure, Roofing, Electricity, Plumbing, Heating, Air Conditioning and Ventilation. Every system is part of a whole and plays an important role on the proper functioning of other systems. For instance, cracked, old sealing around windows may affect different systems. It may allow water and air penetration, insect entry into the house, air conditioning to escape out of the house, increases electricity costs, and provides an uncomfortable and inconvenient environment at the least.
INFRARED IMAGING: We use a thermal camera to look for possible moisture problems, water penetration, and home energy concerns. If moisture is suspected, we use a Pin Type Moisture Meter to get accurate moisture readings.
ELEVATION SURVEY: We use a digital Level to take elevation measurements to see if the foundation is leveled. Then we analyze other factors, such as cracks on walls and ceilings, and doors that don’t close to conclude whether or not any distress patterns may warn further investigation.
ROOF INSPECTION: We look for signs of deterioration and possible water penetration. We also inspect the roof framing and decking from inside the attic looking for structural problems and signs of previous or active water leaks.
DETAILED INSPECTION REPORT: We provide a very professional inspection report following the standards of practice mandated by the Texas Real Estate Commission (TREC). LINK. We take many good size COLORFUL PICTURES of every system in the house, and we explain any deficiencies with graphics, comments, important information, and recommendations of all the items that deserve immediate or future attention.
