EDC Professional Home Inspections

Erik Coplin of EDC Professional Home Inspections has been my go-to guy for various home inspections for several years. I've had him do wind mitigation and 4-point inspections for homeowners insurance purposes at least 3 times. Most recently he did a full home inspection for a townhouse I'm purchasing. He is very thorough and explains everything necessary to know. He's also a very nice man, a pleasure to do business with.

When I bought my current home back in 2013, I had a great inspector and recommended him to many people that also said the same. Now here in Feb2024, I wanted to use him again, but he moved to the west coast. One thing that stood out when I found my last inspector was he was a Certified Master Inspector (CMI). They are the best inspectors in the world. CMI is a professional designation available to all qualifying inspectors who wish to become Board-Certified by the Master Inspector Certification Board. (Surprisingly not all inspectors have this designation). So, I used their (CMI website) site to find another inspector and Erik was on the first page near me. However, I also did a search in google (without Erik's name or company) to find great inspectors with great reviews for companies, and wouldn't you know it Erik happened to be on the first page with glowing reviews. I am happy to say that I am a very satisfied customer. The length and details of the report with all the pictures and recommendations was top notch (just like my last inspector) and I am happy that I found Erik. I now have a great inspector in my area again, that I will happily recommend to anyone and everyone that needs a home inspector. Erik even took the time to explain a lot of things to me initially (and during) the inspection that I really appreciated that I either didn't think of, or didn't fully understand, and he broke it all down to be understood. He even recommended a great septic/drain-field company (they already have great google reviews) that was came out on site, and gave us a quote for replacing the drain field (yes the house already has problem as a fixer upper). I have since also setup follow up appointments with other companies (mold remediation, electrical, etc.) based off Erik's report. I will be using all these as negotiation points for purchasing this next (potential) property. If you need someone with good connections, and does great work, look no further than Erik for all your home inspection needs. P.S, one thing I would have liked to see that I didn't see in this report was thermal imaging of the ceiling for any hotspots where attic insulation might be needed. My last inspector did that because there was a hotspot in a 2x2 foot area of my upstairs ceiling that was recommended to add insulation (I always thought that area felt a tad warm when I walked through that part of the house and I know why). Perhaps the only reason I didn't see any thermal heat/cold imaging in this report was because there didn't seem to be a need to report insulation issues. Yes, Erik did go up an inspect the attic and took pictures, but there wasn't any thermal imaging, which would have been neat to see (just nit picky here). But I would still recommend Erik to anyone and will call him for any potential investment property as my new inspector. Thanks Erik!

Eric is very punctual and knowledgeable person whom you can instantly trust with your buying / selling home inspections. He provided answers to all my questions about the property; gave us recommendations on items any handyman could fix and items that need attention right away. Our new home included a in-ground pool and this being my first pool. I had many questions on routine maintenance the pool requires for a safe, enjoyable experience and he was very knowledgeable in this subject as well. He provides a detailed report with video and captured images that can be easily understood and used for negotiations with the sellers if need be. The detailed report was available to me the following day after the inspection was completed.
