My first home inspection. Thank you for doing it when I was not available to be present. As far level of detail. I had no clue what to expect. But, what you saw is helpful in determining total teardown vs. nicknack fix ups. I have spent a little time in the crawlspace. All are things which are fixable and expected for its age and stuff done to it during its lifetime. -Most of the duct is leaky everywhere. -Another joist was found @ the addition with wedges jammed in like the one you spotted. -the pex is not attached to nearby wood. i.e. supported only by the fixtures. i'm not an authority on that, but it would seem to need more support. Again, nicknacks. And I have seen much worse at other homes. So, no worries! Thanks for this opportunity, Dan Perdue
