That was by far the best home inspection that I have witnessed in the purchase of my last 4 homes. Thorough, methodical and common sense approach left no stone unturned. I appreciate talent when I see it, and it was evident throughout the inspection. Correcting the minor issues with the drawers in the cabinetry was just a great example of someone who cares about what he is doing. Did he have to fix them on the spot, no, but he did and I appreciate it greatly. He was not overwhelmed by the volume of minor defects that required repairs in a new construction scenario. A great punch list for corrections will be developed from the inspection report that included details and pictures so there is no disputing the findings. It was reassuring to have a professional conduct the inspection. Bottom line, this was a top notch experience from beginning to end. Everything from the online scheduling/payment to accessing the report was timely and easy to work with. Not being in the area I relied on the inspection on whether I would buy the property or not. Many of the claimed repairs by the seller were not correctly done. The pictures and descriptions of the errors and possible problem were shown in detail. Based upon the inspection I decided to not purchase the property. While no one wants to spend money on a property they are not going to buy its much better than buying a property that has serious neglect. As a real estate agent, this was my first experience having a home inspection through Charles Beal. I admit to being hesitant to try new inspectors as I have become accustomed to ones I have always used in the past, and always realize that when I make a recommendation to a client, I'm really putting myself and my reputation on the line. However, after reviewing one of Charles' sample reports online and reading of his past experience with a trusted contractor in my area, I decided to give it a try (with full disclosure to my clients that this was my first time working with this particular inspector). Charles was very personable, which I find very important when and if buyers attend inspections (in this case, they did not).
