The only issue we had with our inspection was the timeliness of the report. We were under the impression that it would be delivered by the next business day, and the agreement and the inspector did not say anything different. So we were disappointed when the report finally came in at an hour when we could no longer meet with our realtor to discuss. The quality of the inspection and report itself were great though.

Brad was a good inspector, however he must not have inspected the roof rain gutters. I spent 3 hours last night on the roof with a pressure washer blowing out the rain gutters. When the roof was replaced in 2013, the roofers failed to clean up after themselves. They left about 800 roofing nails and scraps of old shingle in sections of the rain gutters. One section had a huge bird nest in it and the rain gutter was completely non-functional (filled to the brim with dirt, shingle pieces, and nails). This wouldn't have affected our decision to purchase the home, and there hasn't been any damage to the home as a result. It looks like home inspectors are not required to get on the roof, so I'm keeping my review at an 8 as a result. The bird's nest was visible from the ground though.
