My spouse and I appreciate the thorough examination completed on the new development property we’re purchasing. Normally, I wouldn’t have done a inspection on new construction but we’re so glad we did. First of all, I want everyone to know that I am the type of person who does meticulous research when it comes to finding goods and services especially ones that I have not used before. Secondly, I was given short notice by my home builder via my agent of the walkthrough date. Even with short notice, I was able to do what I consider satisfactory research. I searched a variety of keywords to determine cost and expectations... nerd wallet provided the most valuable information about what to expect (more on that later). I did contact several inspectors but only two replied via email (my preferred method) however John was not available on the date I needed. When John called me to discuss alternatives I knew he wanted my business and after some other phone calls to builder and agents I was able to get the walkthrough changed to a date John was available. John's existing reviews made an impact as well. Everything was set up and good to go. On the day of the inspection, John and his partner were already on /site when arrived which means they showed up early which is a plus in my book. My expectations were as follows (from an article on nerd wallet dated 2/8/21), "A home inspector should take several hours to complete a detailed walk-through of the home you’re looking to buy. During that time, the inspector will take notes and pictures and, if you’re tagging along, comment on what they see. Most importantly, the inspector will provide an objective opinion on the home’s condition, detached from the emotional rollercoaster you’ve been on during the home buying process" (nerdwallet.com, what to expect. 2/21). 1. It did take a little more than a couple of hours and they were very thorough 2. Both John and his partner took detailed notes and lots of pictures 3. I had questions and concerns which they both answered and addressed without making me like I was bothering them (I didn't want to be in the way and or delay the process 4. An objective opinion was given and made me feel even better about the purchase The easily accessible report with detailed descriptions and color photos was invaluable the next day during the walkthrough with the builder. John used a THERMAL IMAGING camera which I consider a must-have for a home inspection. If you read all of the above FANTASTIC if not let me summarize...
