On July 5th 2018 we had Joe Loyd of Sharpsight Inspection come to 137 blue spruce divide colo. to do a home inspection. Mr. Loyd arrived on time and was very professional in his demeanor. He let us know what his routine was going to be and he invited us to walk along with him and show us his concerns with the property. His report was well constructed and very thorough. His fee was fair and he spent as much time as he needed to communicate with our realtor and us on the entire process. I would highly recommend Joe to anyone looking for a professional, courteous, and thorough home inspector. He arrived early to begin the outside inspection, explaining immediately what he would be doing and taking the time to answer my questions throughout the inspection. He allowed me to accompany him as much as I wanted and pointed out both positive and negative findings as we went. At the end of the inspection, he sat down with my realtor and me to go over his findings, showing us pictures he'd taken and summarizing his recommendations. We had his report in hand early the next morning giving a written summary of his findings and recommendations {which we used to put together our request to the sellers for repairs}, and a detailed narrative of the inspection. Joe provided a very thorough and professional inspection. When I arrived at the home at 12:55 for our 1pm appointment, Joe was already busy inspecting. He brought me up to speed by sharing what he had already observed, as well as what would be needed to make the repairs. At the conclusion of the inspection, Joe walked through his pictures with my wife and me to make sure we understood everything and didn't have any further questions. Later that night, we received a thorough report which was easy to read and contained pictures and recommendations for addressing the problem issues. Joe's inspection gives us a short list to ask the seller of our new home to address as well as a list of items we will want to be sure to address in the future.

Very Great customer service. There were issues I would have overlooked, that I am grateful Joe found. There was however one thing he overlooked (but might not have been able to mess with). The Garage door was determined to be inoperable however upon returning to the home we discovered that the cord that can be pulled to disengage the motor was in fact pulled down. We pushed the lever back up and the door works beautifully now. Just glad we went back and looked at it before we contacted seller to pay to fix it. So no biggie at all!! I would suggest to anyone needing an inspection TO HAVE JOE DO IT FOR SURE. HE WAS AWESOME AND REASONABLY PRICED!!!!
