The Standard Residential Home Inspection will cover the interior and exterior components of the house. Not to be confused with a code compliance inspection, our inspection process is more thorough and focuses on function and safety, and there is no “pass” or “fail” outcome.  The inspection reports are generated within 24 hours of the inspection using the Home Gauge software, including photos, explanatory comments, and recommendations moving forward. We invite and encourage you to attend the inspection with us.

We have a few different inspection services to fit your needs.  Aside from our standard residential inspections we offer Mold Inspections, 11th Month Builder’s Warranty Inspections, 4-Point Insurance Inspections, and Home Energy Audits. All our inspection services include an Infrared Thermography Scan at no extra charge. 

Mold can grow almost anywhere where there is moisture in a house, and it can cause structural components to rot and indoor air quality to decline.  During a Mold Inspection I will report on moisture intrusion, water damage, musty odors, apparent mold growth, conditions conducive to mold growth, and the results of a laboratory analysis of all mold samplings taken at the building. The inspection process takes about 2-3 hours, and results from the lab analysis can take 2-4 business days.

11th Month Inspections can save you a lot of money down the road.  Many newly constructed homes usually have a warranty from the builders, but this warranty typically expires after one year.  Having your home inspected at the 11th month of occupancy, is the last opportunity you have, to catch material defects and have them fixed under your warranty.  Small problems that can go undetected to the untrained eye can develop into bigger, more expensive problems in the future, so do not sleep on this opportunity. 

Homeowners may need 4-Point Insurance inspections when getting a new insurance policy.  The goal of this inspection is to determine the condition of the roof, electrical system, Heating Ventilation and Air system, and the plumbing specifically. It usually lasts 30-60 minutes and comes with a short report including pictures of the inspected components.  This can be added to your standard home inspection for half the normal cost of a 4-Point Inspection!

An Infrared Thermography scan uses measurements of surface temperatures to build infrared images.  These infrared images make it possible detect missing insulation, and air and moisture leakage usually undetectable to the naked eye.  Detecting these leaks and deficiencies can give a homeowner the knowledge needed to increase the energy efficiency of the home.

A Home Energy Audit uses Infrared Thermography, moisture level readings, relative humidity readings, and knowledge of building science to determine the most effective ways to increase the energy efficiency of your home.
