Roy Wier and his wife, Melanie, own and operate Vigilant Home Inspections from their home in Lisbon, Iowa and are involved in the communities of North Liberty, Cedar Rapids, Tiffin/Oxford, Iowa City, and West Branch. Vigilant serves these and all other communities in the area.
Roy has been in the residential building and inspection industry for over 15 years. For the first five years, as a killed tradesman - building, remodeling, and additions. Over 10 years ago, he moved into Construction Management, overseeing and ensuring the quality of the work of employees, and subcontractors - even training and working alongside volunteers for 2 different non-profit construction organizations : Habitat for Humanity in Kansas City, and Block by Block flood rehab in Cedar Rapids. Roy has overseen over $10,000,000 in residential construction. He was also part of the management team for a $58,000,000 Water Treatment Plant Expansion.
Purchasing a home is the biggest investment, and one of the biggest decisions most people ever make - whether it’s a $60,000 home or a $3,000,000 home. In the process of buying a home, 99% of Realtors recommend a Home Inspection. If your Realtor is one of the other 1%, perhaps this would be a good time to go find a new agent; one who has
some concern for your welfare.
Each home has a number of major systems in place (Framing, Roofing, Electrical, HVAC, Plumbing, etc.) Even a minor issue with one of these systems can cause thousands of dollars of damage if not addressed in a timely manner. It’s pretty difficult to address an issue if you’re not aware it exists!
And yet, many people neglect to have a home inspection performed. Usually this is related to the cost of the Home Inspection. A Home Inspection in Eastern Iowa usually costs somewhere between $300-800, depending on the size, age, and location of the home (and the inspector you select). To some people, this is an insignificant amount, particularly in light of the fact that it is such a miniscule percentage of the home’s value. However, Home Inspections usually must be paid for out of pocket by the homebuyer, at the time of service (day of the inspection).
When considering all the financial pitfalls, code violations, and health and safety hazards that
can be present in a home, the question of a few hundred dollars should not be a factor in establishing that the biggest purchase of your life is safe for your family and your bank account.
